Bay property looks up

ASB's investor confidence survey released yesterday showed there was more negative opinion than positive for the three months to June, with a net 11 per cent of people having a gloomy view.
This was an improvement, however, on the 25 per cent expecting things to get worse in the three months to March.
Our love affair with property as an investment, however, seems to be making a strong comeback.

It was the top-rated form of investment in the survey with 18 per cent; up from 15 per cent, favouring rental property as something to do with their money.
Barfoot and Thompson reinforced this message in their latest report with more properties selling now than this time last year according to the most recent statistics.
In June 2009 Barfoot and Thompson sold 861 properties, compared to only 556 in June 2008.
The company's average sale price is now only down by 4.2 per cent over the last 12 months. In summary, property prices appear to be strengthening.
On the local scene, I recently placed one of my properties up for rent and was surprised at how quickly the rental manager found a tenant. In searching for new investment opportunities, prices seem to have maintained a reasonable level and yields over five per cent are hard to find in the Mount and Papamoa area.
This reflects the premise that in areas of potential high growth you will experience lower yields.
The Mount, Papamoa and Tauranga certainly seem to be an area where people still expect high levels of growth over the longer term.
