TCDC: property trends continuing

This year locals have continued a trend of applying for building consents in advance of summer, says the Thames Coromandel District Council.

They are also reminding locals the 20 working day consent clocks stop on December 20, with this following 15 days up until Sunday, January 11 only counts as one day.

This is a nation-wide formal process and the next working day for the consent clocks is Monday 12 January 2015.

September and October repeated trends of people applying for building consents in in advance so permissions are in place for work to be carried out on properties over the summer holiday.

The TCDC says there have also been a number of re-clads this year and a reasonable amount of commercial work, says TCDC.

'However, we're also getting a good number of new builds with architecturally designed builds above the $500K mark.

'The consent team has been busy in general with work evenly spread across the district, but slightly busier in Whangamata and Coromandel township.”

The TCDC says inspectors would go to Coromandel Town twice a week but they have since increased their visits to four days a week.

The Resource Consent team are also processing a number of substantial subdivisions, potentially resulting in an additional 700–800 lots being established over the next 10 years.

It is anticipated that 180–190 lots per year will come on stream, says TCDC.

'Although the total number of resource consents are slightly lower than the same period last year, there has been an increase in the number of complex consents in the form of substantial subdivisions.

'Resource consent numbers are not the key measure in these cases, because one consent may include 100 lots.”

Given historical trends the consents team estimate about 170 new lots to become available over the next 12 months, increasing in the following year and up to 190 new lots in 2016.

The TCDC adds that a traditional spike in Land Information Memoranda requests over January have also began early, with a lift taking place in September and most being made in Thames.
