Smartgrowth was brought in by our three local Councils about a decade ago. It strongly discourages new housing being built on green field sites.
It prefers to see people living in denser even high-rise housing in ways that are more ‘sustainable'. Not in areas that are where many people might really choose to place their families were they left alone.
Some of planners' picks for squeezing people in are Papamoa, Katikati, Te Puke, Omokoroa and Maketu.
New Zealand has been described as the ‘shaky isles' due to its placement on volcanic fault lines.
It seems to me high-rise buildings are riskier than single storey buildings even with modern building codes.
But there's more. The Bay of Plenty coast line is open to tsunami travelling from more distant earthquakes: in fact from quakes practically anywhere throughout the whole wide Pacific.
Now; where would you feel a bit less at risk? On a low lying, flat sandy plain right on the ocean's edge or on a local hillside say, set back a bit?
It seems Smartgrowth's planners discount this risk. But we have seen recent events in Japan and elsewhere actually happen and will continue happening, forever! Catastrophes in waiting.

More or less all the Mount and Papamoa area will be significantly affected by a Tsnamui, but an earthquake will cause liquafaction in this area to, the soil types, ground structure and manner of construction will only make the affects worse, the majority of housing should be on higher ground not just because of Tsunami's.

A waste of some $8m of ratepayer funds and more, paying officials to pur over out dated census figures looking for something that they want rather than what should be. A simple example is that the policy in place prior to Smartgrowth said that the best answer is for the cityto be built and developed in a 'NODE' that means the closer and more compact it is the better for the inmates, the services, costs and everything, however that has been ignored, look at teh urban spread along the coast at Papamoa. The costs for a 'waste of time' sewerage pipe then occurs at a massive cost from one end of town to the other for no purpose or use at a cost of $500m odd. In reality a $26m stand alone sefl contained enviro friendly plant based in teh lakes area would have handled the capacity of Welcome Bay / Lakes until fully built out and completed. End result 'SPEND MONEY TO SPEND MORE MONEY' is all 'Smartgrowth' is about. In fact even the name is totally misleading as to what it is all about, there is nothing smart about it at all ! ! ! ! ! !

It is more a case of 'I don't know anything about that but I dare not say so'. That means all vote yes rather than ask a question that they may not look so good, Smart Growth shows up as costs the combined Councils some $8.6m at last count and the local business people have all left it because it is a joke.
