Emergency services were called to a factory on Riri Street around 2.30am.
Fire Service Northern Communications shift manager Megan Ruru says one person has died as a result of the fire.
'When fire crews arrived it was well ablaze.”
Megan says the name of the factory is unknown including what it is being used for.
Fire safety is investigating the cause of the blaze.
Lakes District Health Board is reporting six young Rotorua residents are being treated in Rotorua Hospital's Emergency Department following the fire.
Four of the young people, aged 11 to 17, are under observation for smoke inhalation.
A teenage girl is being treated for burns to her arm and a 17-year-old boy has been retrieved to Waikato Hospital with burns to the face, chest and arms.
Five teenage boys were treated and discharged from the Emergency Department for a series of minor injuries.
It is believed the boys were injured after a fight broke out at the Riri Street premises around midnight.
