Tauranga residents have until Friday to put in a submission on proposed Plan Change 33 – Enabling housing supply.
"The proposed changes to the City Plan are aimed at helping address the shortage of homes by allowing our city to grow up as well as out, with a greater choice of housing types," says a Tauranga City Council spokesperson.
"The plan change responds to new requirements from the Government to make it easier for people to build townhouses in residential areas, and apartments within walking distance of centres.
"This means it will be easier for homeowners looking to build or expand, and that people will in time have access to more types of houses.
"It also means there will be more multi-storied buildings popping up around our neighbourhoods and city, over time – which will gradually change where and how we live."
Some components of Proposed Plan Change 33 applies to all of Tauranga's residential zones.
To comply with the legislation, buildings of up to three stories (11m) and having three dwellings on a site will be a permitted activity and not require resource consent.
There would also be changes to the overshadowing rules and setback from the street would change from 3 metres to 1.5 metres, with boundary setback changing to 1 metre from 1.5 metres.
This would enable more medium density townhouses and duplexes to be built right across the city.

Submissions close at 5pm on Friday, September 23.

..going to destroy parts of the city...without being able to, have the nounce or ability to keep up with infrastucture associated with this harebrained idea,..in time, a very short time what we will have is a very wealthy council by way of additional fees and charges and a whole bunch of locals who feel completely disenfranchised from the city...all about power and control, nothing about the city heart at all....
Move Over

Why are we wanting to squash everyone in to the town centres? All I can see are problems if you want us to all live in each others pockets - literally. Noise issues, people issues, where to park. No thanks.
Goodbye, Tauranga.

My family moved here in 1958. It was a fantastic place to grow up in and I have many happy memories of it. I was away overseas for about 30 years, with visits home every 3 years or so. It always impressed me when I compared it to the ugly compression of cities in Europe and elsewhere. I am very happy to spend my retirement here. Tauranga represented the Kiwi dream of quarter acre sections and sunshine, with easy access to beaches and parks. But now we have a new generation of planners who think it is OK to destroy it in the name of "progress", so that it can generate more revenue for developers and Council. We must provide suitable shelter for our homeless, but it should be OUR homeless, not people who have no connection or attachment to the City. Tauranga is full; go away!
