When TV3 programme Campbell Live ran a story in February claiming that Dunedin was the most expensive city in the country for building consent fees, its producers were deluged with calls from Tauranga builders.
Mayor Stuart Crosby and Campbell Live reporter Lachlan Forsyth face up on consent fees.
Tauranga is worse by miles, Jennian Homes director Mike Warren told the programme's staff.
'Dunedin is not even in the same league,” says Mike.
'They didn't do their homework very well – they did say on the night we will have to look into this.”
That was the week before February 22, the second Christchurch earthquake, which saw the whole show moved to Christchurch for a while.
Campbell Live is back, and reporter Lachlan Forsyth was today interviewing Mayor Stuart Crosby about the city's building consents issues.
The story is expected to air later this week, perhaps Thursday, says Lachlan.
In February, Dunedin starred because it has consent fees of about $7000.
Mike Warren says Tauranga's consent fees are between about $18,000 and $19,000.
Jennian Homes deals with four other councils; Rotorua, where consent fees are about $3000-3500, Matamata which is very similar to or even slightly lower than Rotorua at $2800-3300 and Western Bay of Plenty District Council's are about $3500 on average.
'Piako, they are round about the same about $3000-3500,” says Mike.
'Then you come back to right in the middle of the hub of the whole lot of them and we have Tauranga at $18,000. We are a totally different league.”
On an $180,000 home, about 10 percent of the price is in permit fees, says Mike.
Tax invoice for building consent lists many fees; impact fees for waste water, water supplies, impact fees for buildings, impact fees for reserves, impact fees for roading, says Mike.
'You name it, they have got impact fees everywhere,” says Mike.
'Most of them have the same of that kind of stuff on there, but just not to the extent that Tauranga has.
'You don't mind paying for a water supply and an impact fee for waste water and all that type of stuff. Fair enough, but it should be only a $100 and not $3854.”

Population growth in Tauranga has ground to a halt. Mayhap the 30% planned rates rises and the huge council building fees have caused this? Good one Mayor Crosby, you've turned Tauranga from the fastest growing city to the slowest. Way to go. Greenies would like you though.

Maybe they have to keep this outrageous building consent fee at about four times what it should be in order to pay the over the top salaries that the mayor and his councilors get for doing not a lot more than creating the current massive debt that this council has. got itself into.

At TCC we say we encourage and value growth as it has significant economic benefits. Reality is, TCC systematically erodes those benefits. TCC constantly adds to the already excessive bureaucratic interfering processes. If you don't believe growth provides 'real benefits' for a community check out a rate bill in a smaller town with fewer services, reduced quality and no growth.

Forget interviewing the TCC culprits simply interview the victims of the TCC consent fees (blips pips sips dips hips etc) RIP OFF.Other Councils are $5000max while TCC around $19000 how can you weasel out of that statistic.Inane Crosby catchcry that 'growth pays for growth' is wrong and arrant nonsense.

I was going to be one of the home owners interviewed but was unfortunately out of town for the day. I believe other owners may appear however. There's no question Tauranga is the most expesive city in NZ to build in and that's after property developers have already contributed heaps of $$$$s in fees for the same piece of land.

All good and well, the ship is sinking. But the captain always went down with his vessel whereas the bureaucratic parasites without integrity who got Tauranga into icy waters will find a way out, loaded with big bonuses, golden hand shakes and with ongoing pensions for the rest of their lives. Wish we could chain them to the railing. The LG commissioner will have a ball. Actually the WBoP council needs to be investigated too.

It was not me ... a basic section is about $40,000 that a developer must pay, then add the (low cost housing) consent fees for the house of $18,000, the best part of $60,000 all up. No wonder a developer wants $200,000 for a section and the house cost is $200,000+, that is at the average sale price in TGA for a "BASIC" hose etc. In other districts you get a mansion for that much!

Look at something similar here, the Kestrel, Council refused to allow it to be burnt to the waterline, must be becasue there was no captain, so what is the difference with the Mayor, no one will step up and burn theis lot for what they really are doing ... the captain will certainly run a mile and a muck before the jump to safety ahead of the flock.

Go Mike, go hard out on this one and you are so right about it. The fees for it are about $20-30% of a section sale price also at about $40-55,000 each. There is such a huge gap to else where on every count it is amazing it has taken so long to surface, go hard and get on a roll on this one for sure.

I cannot we still have these monkeys in Counsel. Ohh my god $18000 for a consent fee while other counsels have for far less. We were looking at building onto a section but have decided not to due to the over inflated fees of the TCC. Irony is that the section is only 100m from the WBOP boundry line were a friend paid less than $2000 for a consent fee. Come TCC get your head out of the sand. Still cannot believe we voted for these muppets
