Building sector hits two year high

Construction is recovering well in Tauranga City with consent numbers and values in August both showing two year highs.

Priority One figures released today show 226 building consents were issued by Tauranga City Council last month – the highest monthly record since July 2010.

There were 216 consents issued in July and 164 issued in August, 2013. The lowest monthly consents total recorded the last two years was 116 in December, 2012.

The figures show building consents in August total $51 million, slightly down on July's $54.5m, but well ahead of the $36.2m recorded in August 2013.

July's total is the highest value recorded since November 2007 while the two year low is $19.5m, recorded in September 2012.

House construction is also at a two year high, with 90 single dwelling consents issued during the month.

There were 88 house consents issued in July this year, and 65 in July, 2013. The two year low of 37 consents was recorded in December, 2012.

The value of the single dwelling consents including for multi-unit dwellings, are valued at $29.6m, slightly less than July's two year high of $30.6m, and the $23m recorded in August 2013.

The two year low is $12.6m recorded in September 2012.

Commercial consents for August are valued at $16.6m – another two year high.

The amount is boosted by five large commercial projects: Retail tenancies in Brookfield valued at $978,000, a new $1.6m retail outlet at Owens Place, a new $1.8m warehouse at Owens Place, a $2.4 m stage two development of a factory and office development at Hewletts Rd, and a new $3.5 million gymnasium at Bethlehem.

Government and community consents issued in August are valued at $496,000 – more than July's $50,000 and the $128,000 recorded in August 2013.

The two year high was $20.2m recorded in December 2013, while the low of $0 was recorded in February 2014.

There were eight consents in this category.

Building consents issued by Western Bay of Plenty in August follow a similar pattern.

The total value of consents issued in August was $9.9m, less than July's $11.7m but well ahead of the $6.9m recorded in August 2013.

The two year high is $12.8m recorded in September 2013, while the low for the same period is $5m recorded in March 2013.

The number of consents is 80, ahead of July's 76 and the 64 consents issued in August last year.

The high during the last two years is 107 recorded in April 2013, while the low of 30 is recorded in March of the same year.

Housing consents, worth $7.2m issued in August, make up the the second highest monthly value of single dwelling consents issued in the last two years, slightly behind the high of $7.4m recorded in September 2013.

In July consents worth $5.9m and $5.3m recorded in August 2013. The two year low is $2.2m recorded in March 2013.

New housing consents issued in August total 23, ahead of last month's 17 and the 19 recorded in August 2013.

This is the second highest monthly number of consents issued in this category, with the high of 25 recorded in September 2013. The two year low is seven, recorded in March 2013.

Commercial consents are also up in the Western Bay district, valued at $1.2m, well ahead of July's $200,000 and the $201,000 issued in August last year.

The two year high for commercial consents is $6.1m recorded in October 2012, while the low is $0 was recorded in January 2013.

The number of commercial consents is seven, compared with three last month and two consents issued in August a year ago. There were no large consents issued in this category. The two year high is 21 consents issued in April 2013, comprising 17 consents for dwellings at the Summerset Villages retirement complex.

Government and community consents are valued at $170,000, down on last month's $4.4m, which is the two year high, but ahead of the $60k issued in August 2013.

The two year low is zero consents, issued in September and December 2013 and February this year.

There were two consents issued in this category, the same as last month but more than the single consent issued in August 2013. The two year high was four consents recorded in seven different months during the two year period.
