$12m Ohauiti mansion on market

A hilltop Ohauiti estate with an extensive solar power system able to generate enough energy to power 20 houses on a daily basis is on the market with a $12million price tag.

The private world-class estate, Majestic Haven, boasts five bedrooms, swimming pool and spa on an expansive 43ha estate looking out over Tauranga City to the Mount beaches.

It has the largest solar power system on the Powerco grid nationwide.

Its owners – from the United States – are putting the place on the market, but viewing comes at a cost of $400 per view.

The Rowe Road property is not only majestic in features with an African safari room and bedroom with indoor balcony, it is also sustainable with the biggest solar power system connected to the national Powerco grid.

Agent AnthemNZ Tauranga director Julie Hignett says the decision to invest in personal solar power rather than Mighty River Power shares is paying dividends for the owners with more than 2260 sunshine hours per year in the Bay of Plenty.

'On average the owner is saving about $2000 per month, saving at peak operating times. It is expected the system will produce between $17,000 and $18,000 worth of power annually,” says Julie.

Sustainable Zone director Paul Hignett says the $120,000 solar system imported from Germany and Norway produces 13,000 kilowatts per hour.

Installed seven months ago, the system is expected to pay itself off in the next 10-12 years or even quicker with summer signalling the height of the solar max, an 11 year cyclic event, says Paul.

'It means it will be an extremely long and hot summer. In the summers we have got tonnes of sunlight and less water, so we should be doing more of these sorts of systems because we will be running into that with global warming,” says Paul.

The estate is also a 'post disaster rated" home, meaning it is well equipped in the event of a natural disaster. It includes a standby generator and a 20,000 litre standby water supply.

'With power bills reaching excessive rates solar power is fast becoming a viable option for people to install,” says Julie.

'It's a new world we are all part of and more sustainable options are fast becoming a must,” says Julie.

On way out of the huge cost of Te Tumu $45 k cost of that just to TCC (another $25k to WBOP DC) is to sept Te Tumu for this place, might then.be able to sell then and reduce debt by $10k anyway.

In America people would be saying, "one day I hope to afford a house like that".... in NZ that say "Arrogance and greed perhaps" . I like the american attitude, can do. Such a hate for successful people here.
