City housing consents dip

Tauranga City's building sector remains steady, with $41.1million consented across the board despite the number of builds dipping slightly.

Priority One's latest Building Consents commentary for November show the $41.1m figure for the total value of building consents in Tauranga City is ahead of last month's $35.6m and the $36.2m worth of consents issued 12 months ago.

The current two-year high is $54.5m recorded in July this year – the highest value recorded since November 2007.

A total of 176 consents were recorded in November, down nine from October's 185 and the 194 lodged in November 2013. The two-year high was 226 consents issued in August.

In comparison, single dwelling consents were valued at $27.6m, well ahead of last month's $20.1m and also the $23.4m recorded in November last year. Consents issued were 83, ahead of last month's 68 and the 76 consents issued in November 2013

Priority One says two large consents contributed to the $8.2m figure; Stage 1 of the new Pyes Pa Shopping Centre development ($4.5m) and a new pool, spa, pavilion and pump room at Pacific Coast Retirement Village ($1.2m).

The figure is less than October's $11.1m but ahead of the $6.9m recorded in November 2013.

In the Western Bay of Plenty the total value of consents sat at $11m, slightly down on last month's $12.7m but ahead of the $9.5m recorded in November 2013.

The number of consents issued was 68, well down on last month's 102 and also less than the 78 recorded in November a year ago.

Single dwelling consentswere valued at $6.1m, less than last month's $8.5m, which was a two year high, but ahead of the $4.8m recorded in November 2013.

The number of single dwelling consents issued was 17, less than last month's 27 but one more than the number issued in November 12 months ago.

Commercial consents in the Western Bay for November were valued at $3.2m, thanks largely to a new $2.5m coolstore at Aongatete.

The $3.2m is well ahead of last month's $1.1m. The number of commercial consents was six, the same as last month but less than the eight recorded in November 2013.

The two year high was 21 consents issued in April 2013, comprising 17 consents for dwellings at the Summerset Villages retirement complex.
