Aucklanders buy into SHA

Aucklanders are buying nearly half the 71-dwelling developments about to take shape on the former Golden Grove Holiday Park in Girven Road.

The Special Housing Area was granted resource consent last week following a hearing over the traffic generated by a child care centre, which council staff say was not part of the special housing area.

As a result, the centre was downsized from 115 to 85 children, allowing for the construction of another two residential units.

Tauranga City Council-appointed independent hearings commissioner David Hill granted the resource consent.

The Girven Road site will be home to 52 apartments, 19 townhouses, a cafe, a childcare centre, and large shared green spaces, all a short stroll from the sea.

The salt. residential community is being developed by SNG Investments and marketed by Colliers International.

'Now we're ready to go. This will be one of the biggest construction projects in the Bay of Plenty, and we can't wait to get underway,” says SNG Investments director Paul Spillane.

Almost two thirds of the dwellings have been sold off the plans in under three months, says Paul.

'I'm thrilled with how sales have gone. The Colliers International team has sold 45 units, including 14 of the 19 townhouses, putting us well ahead of schedule.”

Grant White of Colliers International says most salt. buyers intend to live in their new dwellings or use them as lock-and-leave holiday homes.

'Almost half the buyers have come from Auckland, with the remainder coming from the Waikato and Bay of Plenty regions, including Mount locals,” says Grant.

'The mix of buyers is unbelievable. Initially we thought the demographic would be older, but it's across the board – we have young couples, older working-age couples, holidaymakers and retirees.

'Buyers like that it's brand new, well designed and has a good body corporate.”

Centred on a 750sqm landscaped communal green area with a water feature and winding boardwalks, salt. comprises a series of high-quality three-storey apartment buildings and two-storey townhouses.

Prices range from $435,000 for a single bedroom apartment to $950,000 for a three bedroom townhouse.

Work on the site is due to begin at the end of April, with the project scheduled to be finished by November next year at the latest.

Who is benefitting here?

Pity that local residents have been purposefully denied being able to have a say on this development.TCC not representing it's community but rather supporting this all the way, smoothing the path, so that Aucklanders can buy up some units and an already very wealthy man can add a few more zeros to his bank balance. This has been a mis-use of legislation since the get go.


where are the golden grove residents now?

I doubt the many former residents whom lived at the holiday park will not be concerned about whether it is Aucklanders or BOP residents buying these properties. The real story that should be reported on here is what had happened to those people who lived at golden grove, did they manage to find affordable housing to rent or are they now sleeping in their cars. I expect the latter is true. Shame that life is cheap and this community who lived here were turned on to the streets for a capitalist gain. Please Sun live, follow up on the stories like this that matter, rather than reporting on property developments and prices.
