Cameron Rd complex unveiled

Plans for a new $40 million, five storey commercial and retail complex being constructed on the corner of Cameron Road and Third Avenue have been released this week.

Featuring 7,800m2 of floor space, a 105 space basement car park, and with capacity for 600 office workers, this new building is one of several projects that aims to regenerate Tauranga's central business district.

Construction of the new complex at 306 Cameron Road began in October, following the demotion of the old buildings previously on the site during winter.

The new building is expected to be completed by the fourth quarter of 2016, with new tenants moved in by January 2017.

It is being developed by landholder Manor Group TGA in conjunction with Auckland-based developer Watts Group Investments, and is being built by Watts and Hughes Construction.

The partnership was brokered by Russell Adams of Bayleys Auckland and Lloyd Davidson of Bayleys Tauranga, with the duo now in discussion with potential purchasers of the building.

Some one and a half floors have already been leased to an undisclosed government department, while Manor Group, the previous tenant of the old building, will also move into the new premises.

The remaining space will be leased out by Bayleys Tauranga and Lloyd says the building's naming rights are also available to tenants wanting to rent either one or both of the upper two floors.

'Being a new build, state-of-the-art premises able to be bespoke configured to a range of new tenants, it will command a premium for Tauranga – as you would expect.”

Bayleys Tauranga will also lease five retail spaces at street level, which range in size from 79m2 to 244m2

Lloyd suggests with 600 new office workers immediately above, the ground floor tenancies would suit food and beverage operators or niche fast moving consumer goods retailers like florists or travel agencies.

'Facing directly onto Tauranga's busiest arterial road is a definite benefit for potential retail tenants – particularly as Cameron Road links the CBD to outlying suburbs.”

Lloyd adds that additional car parking for staff working in the building would be available at the council-run facility on First Avenue some 200 metres away.

Open secret that the IRD is the tenant. As per usual for Tga 105 carparks for 600 people. Won't the neighbours like that. Oh you can use the council car park that is already well used. Time the council changed the car park rules. Oh and buses won't fix it. (95% of people in Tga use their car and that ain't about to change.) Turret Rd wil become even worse than it is now.

The Tcc they are laying low and equally need new accomodation. they could move in and cause havoc as well as anyone. Then you have the Tga primary just down the road and that is crazy already with parents who cannot bear the thought of having to exit their car. Great town planning!.

600 people, 105 cars, 5.72 people per car. Not possible! Neither is it possible that the council will ever understand the necessity for carpark provisioning on all new builds. Oh yeah, just use the 1st Ave parking building, probably already on overload for day parking. TCC, will you every get anything right, or is that a pipe dream?

This location is not CBD location but that sort of statement is so typical of the Real Estate industry. Just look at that totally erroneous advert on TV promoting a Bethlehem retirement complex which starts with an aerial view of the Mount and ends up looking at the Wairoa River estuary. Lucky the tide is in, how misleading.

It's going to make the real CBD look even more like the homeless are running it! Remind me again why I am a young rate payer still in Tauranga?? Try to get a job at TCC to 'do something' about it, but unfortunately I am not related nor friends with anyone there. I shall continue to make efforts but reality is I'm looking pretty silly to try make a living or business work in Tauranga. Only a great place if I am a different race or on my death bed :(

Public Car Parks?

I do hope that sufficient public car parking has been include in this "Business Hub". If the only car parking is along Cameron Rd, then this is a backward move for us all. Supermarkets are required to conform so why is business different?


No cars, no problem

Here's an idea: Don't provide any parking at all. 600 people will have to use the bus. Full buses enable lower fares over time. Enabling more regular and reliable bus service as more people use the cheaper buses, going to more places, more often. Fewer cars, less pollution. Promote public transport by restricting private cars in urban centres. But the whingers will get the parking and oh, most of the workers are already working in the CBD, just in other offices.

If the the main tenant is in fact the IRD this building will actually take the staff OUT of the CBD and up Cameron Road at the CBDs expense.Get it right you Real Estsate dudes.

OMG 600 staff with only 105 carparks and have the cheek to say the Council public carpark is available at Elizabeth Street which isn't exactly close and is usually full already with long term business carparking. In addition a new floor is being added for the chappies at Trust Power which has only 75 carparks for the 500 minions.Oh and yes we have the Durham St.Tertiary campus looming large with another 800 lost souls so somewhere we have to provide new parking for around 2000 bods.

The parking problems are double bad, on one side we have under provided parking for Trustpower/New IRD building/Campus coming, so around 1800 people looking for a car park when only some 180 available, somehow the obvious gap has not dawned on the officials. The solution now is that TCC ratepayers be forced to borrow $29 million to build the Harrington St car park building and another layer at Elizabeth St. Result no where for custoners to park, more traffic riving in circles in the CBD area and of course the outlying malls jumping for joy at the silliness unveiled.

And VTNZ should drop the toll for scooters & m'cycles on their 2 routes in & out of town. For these tolls to be the same as a car is ludicrous. We should be like Euro cities & encouraging cheap, enviro friendly, samll footprint vehicles.
