Open for business

Exactly a year since the special housing accord was signed in Tauranga, the first sub-division on Waihi Road is being released to the open market.

Classic Builders Bay of Plenty/Waikato Regional Manager Paul Taylor says the first two homes at Rise on Waihi have already been built in the 31-lot medium-density subdivision, with 17 house and land packages now under contract.

'We are building comfortable, modern-looking brick and tile house and land packages consisting of two and three-bedroom duplex homes, and three-bedroom stand-alone homes,” says Paul.

'All homes come with an internal access garage, heat pump, double glazing windows and LED energy saving lighting, making them warm and energy efficient.”

Prices range from $369,000 to $399,000, which Paul says is realistic for people seeking a new home.

'But, with many of our homes selling hot off the plans, people will need to be quick,” he says.

Paul insists that any preconception that affordable housing means a compromise on quality or style will be dispelled once people see the houses.

'We are providing a nicely landscaped communal area with seating where residents and visitors can enjoy the outdoors together,” he explains.

'Every home comes with a 10-year building guarantee, like all of our new homes, and just because this is a SHA subdivision, customers aren't treated any differently.

'Everyone receives special care and individual attention through our unique Classic Care programme.”

PMP Developments, in conjunction with Classic Builders, were the first developers selected to have the 7,724 m2 residential land gain SHA status.

'We are really pleased to be the first to facilitate the council's desire to provide SHAs,” adds Paul, 'especially with such a high demand for affordable housing.”

Classic Builders are the largest residential building company in the Bay of Plenty.

In both 2013 and 2014 they were commended by independent building research company BRANZ for having New Zealand's most satisfied customers and being most likely to be recommended by customers.

Thought that was the package, maybe that was someone else that has not happened as yet. Big gap, not yet "affordable" housing is it?

You are right 300K max was what the town crier declared and cheaper ones for the unfortunate masses. Surely for all sorts of dispensations high density attracts, central government will have a look, levy and shame those pulling the wool over our eyes.

Classic case of lets screw you over because we can & what are you going to do about it ?. Typical mentality of those who have & want even more. More fool the people who pay that amount to live in such confinements . Great if you don't have a car because if it's any bigger than a mobility scooter you won't be able to park it .

What all the fuss over having a new house. There are plenty of older houses for less for first time buyers. With a disposable society the younger ones want everything new.
